Verified facts

The property group reports a 2.9% like-for-like income increase over the six months, expressed as 5.8% on an annualised basis. Acquisitions also contributed to the wider growth.

Its first-quarter dividend increased 3.3% to 3.15p a share. Management expects the same amount for the second quarter; that is an expectation, not a declaration in this update. Half-year results follow on 24 November.

Apolifina analysis

An annualised growth rate is not the same as growth already earned over a full year. Investors need to separate the contribution from buying more property from the performance of the existing estate.

Higher rental income also does not ensure a higher share price: financing costs, property valuations and distributions remain separate considerations. A prospective yield quoted at one price would not be a guaranteed personal return, so this article does not use it as a headline inducement.

Uncertainty and risk

This trading statement precedes full accounts. Tenants, interest rates and valuations can change; future dividends are not guaranteed. Property shares can lose value. General information only, not a recommendation.
