Verified facts

Its annual underlying operating profit rose 5.6% to £320.6m, while the underlying operating margin declined from 10.9% to 10.1%. The company expects further margin pressure this year. The proposed total dividend rises to 75p a share from 70p. Primary source: Bellway full-year results.

Apolifina analysis

The capital return and the operating outlook need to be read together. A buyback can alter the share count, but it does not remove the pressures facing the business. Nor is the announced programme a dividend payable to every shareholder.

The gap between profit growth and margin contraction matters when assessing how much of an improvement comes from selling more homes rather than earning more on each sale. Mortgage affordability, incentives and build costs can change that balance. Forecast completions are a management target, not completed sales, and one developer's outlook is not a forecast for every UK housing investment.
