Unite maintains earnings guidance as student-property fund values fall

Lettings remain within expectations, but the quarterly valuation figures show why occupancy alone is not a complete measure of property-investment performance.

What was released

Unite Group maintained its FY2026 adjusted earnings-per-share guidance of 41.5p to 43.0p in its 8 October trading update. It reported 95.6% of Unite beds sold for the 2026/27 academic year, compared with 95.3% a year earlier.

Lettings delivered 0.6% like-for-like income growth on Unite’s share, alongside a 0.3% reduction in annual rents per occupied room. The company continued to target £300m to £400m of disposals during 2026 on its share of the assets.

Quarterly property valuations fell 4.0% for the Unite UK Student Accommodation Fund and 3.4% for the London Student Accommodation Joint Venture on a like-for-like basis. The company attributed the movements to higher valuation yields and lower occupancy for planned disposals.

Analysis

A well-let building can still fall in value. Rental income and asset valuations are related, but a change in the yield that buyers require can reduce a property’s estimated price even without a matching fall in its current income.

These fund-level valuation changes should not be presented as the day’s movement in Unite’s share price, or as identical returns for every shareholder. Company debt, ownership stakes and other assets also matter.

Investors following the disposal programme will need to compare eventual sale proceeds with valuations and consider how sales affect future income. A planned disposal is not completed cash generation.
